Mansfield District Council appointed BSD in January 2013 to lead on the M&E design for the Brownlow Road project. BSD worked closely with the client, contractor and multi-discipline professionals, to overcome the challenges of creating secure dementia care facilities where safety is paramount.

BSD proved to be creative in problem resolution and continued to work consistently and collaboratively to meet client expectations.

Independent, safe accommodation for older people

 

Background

Brownlow Road and Bould Street, in Mansfield, required redevelopment in order to create 48 extra care homes. Phase 1 of the regeneration programme was a village type development that would consist of 64 units which would include bungalows and apartments.

The dwellings were designed and built to care for those who want to live independently but also have the added benefit of access to care if needed. The dementia units are laid out in a secure garden with controlled access through their own dedicated communal area. The brief also allowed for communal facilities for the other units adjoining the low level dementia area and provide multi-purpose spaces to allow for social and community activities.

 

Challenge

All the dwellings had to be designed to meet specific needs including dementia, learning disabilities, sensory and physical impairments and above all be safe to the residents. Due to spatial restrictions the co-ordination and supply of heating to the bungalows was an initial challenge.

 

Solution

With our experience in extra care developments we were able to provide designs with a required level of safety and convenience, within a residential environment, while satisfying regulations for Dementia sufferers.

By also using central plant equipment, located within the Community hub plant room, we were able to provide heating and HCWS to the dementia bungalows.

 

Outcome

The scheme has provided a much needed face lift to the area with plans to develop the remainder of the site as a Phase 2 scheme for a further 20 additional units. In turn, the development will enable residents to have increased choice and control over their daily lives with care and support delivered as and when they need it.
