Background

The Zetter Townhouse Marylebone is in the heart of The Portman Estate, which consists of 110 acres of prime property in Central London; located between Oxford Street and Edgware Road, in the vibrant and cosmopolitan area of Marylebone. The Portman Estate and the Zetter Group work hard to restore many beautiful listed buildings to today’s high standards, and create contemporary spaces that reflect their historical context.

 

Challenge

Set in a quiet cobbled square, this 24 bedroom Georgian townhouse required careful modification of an existing listed building within a conservation area.  Extensive co-ordination was required to fit all of the extensive services associated with a 5 star hotel including bespoke and reclaimed antique light fittings which have been refitted with LED light sources.

 

Solution

The Fabulous Zetter Townhouse was designed incorporating modern heating, ventilation, air conditioning and lighting scene setting controls into a rebuilt Georgian Town house.  The hotel was completed to a very high specification and had air conditioning installed to every room, lighting scene setting controls to all suites, communal circulation areas and the stylish Bar/Lounge area.

 

Outcome

BSD have designed a robust and sustainable modular system to ensure that the services fit perfectly within the constraints of the building as well as being economical to run and maintain.  The project achieved a BREEAM ‘Very Good’ standard.
