Building Services Design

“BSD acted on behalf of Catlin Group Limited on the M&E designs for their new offices at 20 Gracechurch Street between 2009 and 2011. The project involved the tenant fit-out of130,000 sq.ft. of office space comprising open plan offices, meeting rooms, catering kitchens and extensive welfare facilities. BSD was part of the project team from the outset and worked alongside our architects, project manager and the rest of the professional team, as well as doing extensive due diligence work prior to us signing a lease on the property.

The project scope grew extensively during the design phase and into the fit-out on site. Throughout BSD was able to absorb the ever-changing landscape and provide the necessary expertise, flexibility and pragmatic approach to deliver a successful project across a range of mechanical, electrical and IT related disciplines.

They remain employed by Catlin today and a key part of our professional team, and have subsequently worked on other floors within our main building here in London for other occupants.

Due diligence and complex fit-out for a global HQ building



A multinational insurance underwriter, Catlin appointed us to carry out a due diligence survey before they signed the lease on their new 145,000 sq ft global headquarters building at 20 Gracechurch Street, a 16 storey tower block near Bank. Our work identified a number of serious issues with the building, including undersized chilled water pumps, incorrect fan coil control valves and low AHU duty. As a direct result of our survey, Catlin was able to negotiate a significant capital contribution from the landlord to rectify the faults. Building on the good working relationship and trust established during the survey, Catlin subsequently appointed us to carry out the full services design for their Cat B fit-out works.



The high specification and sheer scale of the job made it one of the most prestigious and sought-after projects in the London commercial sector at the time. Environmental considerations are very important to Catlin, and a positive BREEAM rating was therefore high on the list of desired outcomes.



The project was our fourth fit-out at this prestigious building, which used to be the headquarters of Barclays. As well as designing the M&E, we also produced performance specifications for works to the sprinkler and fire suppression systems. The project included the Cat-B fit-out of 7 office floors, plus Catlin’s own reception on the ground floor of the building.

  • Fresh air and cooling supplemented to cater for an occupancy of 1 person per 7sqm
  • Extensive enabling works to the existing M&E installations were required to allow large sections of flooring/structure to be removed to create double height spaces



Although this was a long and complex fit-out, our team was able to incorporate the highest standards of environmental performance into the project. The building achieved a BREEAM rating of ‘Very Good’ and a SKA rating of Silver despite the high level of finishes and services. Today, 20 Gracechurch Street provides a modern, practical workplace for over 1,000 Catlin employees.
